Before You Begin:

Please review our Rental Criteria located below, which includes a detailed description of the items needed to qualify your application or items that would disqualify your application. Every occupant aged 18 and over will need to apply. Our screening reports are good for all of our properties, including apartment communities and are valid for 6 months. There is no need to apply for every property that you are interested in.

If you submit an application without taking the opportunity to physically visit and visually inspect the property, please understand that there are inherent risks and possible misunderstandings in leasing and occupying a residential home “sight unseen,” and the application fee will not be refunded should such misunderstanding occur.

Rental Application Process

Step 1:Submit your complete Application, proof of income, photo ID & pay the application fee.

Step 2: Once your Application is Approved, please pay the Holding Fee. The residence you are applying for will not be held for you until your Application is approved and the Holding Fee is paid. If your residency is approved and you sign a Rental Agreement, the Holding Fee shall be credited to your Security Deposit. If your residency is approved but you do not sign a Rental Agreement the Holding Fee shall be forfeited to the landlord as liquidated damages for holding the residence.

Step 4: Sign up for utilities, which may include water, sewer, gas, electricity, trash, cable/satellite (satellite dish installations require written authorization from the manager), internet and telephone. Transferring required utilities into our name is easy with our Utility Concierge Servicer, Citizens Home Solutions. Then we will set a code on a lock box for you to access the property on the move-in day. Happy Moving Day!

Please be prepared to provide or complete the following, when submitting your Application:

  • Pay Application Fee – We do NOT accept Cash. Application Fees are non-refundable.
  • Online Applications – $65 per applicant. Credit or Debit Card is required. Prepaid credit cards or gift cards are not accepted.
  • Paper Applications – $70 per applicant. Money Order or Cashier’s check made out to Crown Property Management is required. You may apply online in our office if you do not have a computer or smartphone with internet access.
  • Picture ID
  • Provide Proof of Income – (3 times the rent amount) such as three most recent paystubs, letter of hire on company letterhead are examples of proof accepted. If you are self-employed we will need a Tax Return. Please call the manager to visit about other acceptable forms of employment and/or income verification.
  • Residential History – Current and previous residence history with contact number (and email if available) of Landlords, (please provide at least 2 years history)
  • "" Pet Screening Profile – Crown Property Management requires applicants to complete a pet screening for each of their pets and/or assistance animals prior to signing a lease. The screening can be done with your application and verified through Findigs.

How To Apply Online from Computer OR Smartphone OR Tablet

  • Select Properties & then Residential from the drop-down menu
  • If you have not toured our available homes or apartments and do not know which home you would like, utilize the Filter or Map buttons to narrow down your search and see the details of the homes that we have available. Many of our homes and apartments also include 360 tours should you not be able to tour the property in person.
  • If you know the address of the home or apartment number that you will be applying for, use the Search feature and type in the home’s street address or the apartment number.
  • Once you have located the home that you would like to apply for on our website, Select the Gold “Apply Now” button.
  • You will be guided to Findigs which is our third party application service and they will prompt you to complete all applicaitn information and upload or link the required documents.

Residential/Apartment Rental Criteria

GENERAL REQUIREMENTS & QUALIFICATIONS

  • Positive identification through government-issued photo ID will be required.
  • Non-US Citizen applicants may be required to present additional/alternative documentation, as allowed by law.
  • A complete and accurate application will be required (incomplete applications, lies & omissions on application are grounds for denial)
  • We are currently not accepting co-signers/guarantors
  • We currently do not accept comprehensive reusable screening reports

RENTAL HISTORY CRITERIA

Requirement: 2 years valid, verifiable housing history from a third party

  • Valid rental history is a written lease or month to month agreement. Military housing is considered valid rental history.
  • If rental history is less than 24 months then an increased deposit may be considered.
  • Home ownership will be verified through the county tax assessors’ office.
  • Final decision is also dependent on credit, income, employment & criminal history.

Deniable Factors:

  • Eviction or Unlawful Detainer records.
  • Late payments, NSF checks, 10 day notices (including noise complaints) and/or property damage.
  • Unfulfilled lease obligations, including a balance owing to a landlord (for rent or damages).

CREDIT HISTORY CRITERIA

Requirement: A credit score of 650 or higher with a minimum of 3 tradelines over 2 years in length. A credit score of less than 650 is reason for a denial.

  • Derogatory credit history (past due accounts, collections, judgements, tax liens, charge off – excluding medical debt) may be considered with owner approval with an increased deposit.
  • Past due or foreclosed mortgage may result in an increased deposit.
  • Discharged bankruptcy may result in an increased deposit.
  • Final recommendation will also be dependent on income, rental, employment & criminal history.

Deniable Factors:

  • Open Bankruptcy.
  • Unpaid rental collection or judgment.
  • Unverifiable (and/or falsified) social security number.

EMPLOYMENT HISTORY CRITERIA

Requirement: 12 months of employment with current employer or in same field of work

  • Employment that is less than 6 months may result in an increased deposit.
  • Employment requirements may be waived for retired and self employed applicants. However, most recent tax returns or social security letters of benefits will be required for verification of income.
  • Employment requirements will be waived for international students. An I20 will be required for verification.
  • Military personnel will be required to provide L.E.S. for proof of employment.
  • Final recommendation will also be dependent on credit, income, rental & criminal history.

INCOME CRITERIA

Requirement: Verifiable monthly gross income equal to or greater than 3 times the rental amount

  • Most income documentation can automatically be linked in our application process but if you don't have online access to payroll and or bank statements then you will need to have a minimum of 90 days of income documents available. These may include the below.
  • Pay Stubs (4 most recent, consecutive).
  • Official statements of additional income (statement of SSI, disability, child support, I-20 documentation, public assistance, veterans benefits, other assistance programs administered by federal, state, local or non-profit entities etc.)
  • Official Letter of Acceptance or New Hire Contract from Employer showing base salary amount.
  • 1099 or W-2 or Tax Returns(2 most recent years)
  • Final recommendation will also be dependent on credit, employment, rental & criminal history.

Deniable Factors:

  • Lack of proof of income (or falsification of income information)

PUBLIC RECORDS CRITERIA

Requirements: Eviction, OFAC (Office of Foreign Assets Control) and criminal records searches will be conducted, criminal search includes felony and misdemeanor offenses within the previous 7 years.

  • In evaluating an Applicant’s criminal history, Landlord will conduct an assessment of the risk to persons or property posed by an Applicant that may consider: 1. The type of crime; 2. The severity of the crime; 3. The facts or circumstances surrounding the crime; 4. The length of time that has passed since the crime; 5. The age of the Applicant at the time of the crime; and 6. Evidence of rehabilitation efforts.
  • Final recommendation will also be dependent on credit, income, rental & employment history.

Deniable Factors:

  • Eviction or Unlawful Detainer record.
  • Appearance on OFAC list.

DENIAL PROCESS

If your application has been denied and you feel that you qualify as a resident under the criteria set above, you should do the following:

  1. Contact the company that supplied the information to discuss your application.
  2. Correct any incorrect information through the credit reporting agency as per their policy.
  3. Request the credit reporting agency to submit a corrected credit check to the appropriated screening company.
  4. Upon receipt of the corrected and satisfactory information your application will be re-evaluated for the next available property.
