Crown Property Management is equipped with an up-to-date computerized accounting system to provide you with accurate and timely monthly financial statements. Our accounting staff handles all banking, payable, receivable, payroll, tenant screening and comprehensive audit services for our clients’ properties. We have flexible reporting to meet varied ownership needs.
All properties under our management benefit from the following services:
- Oversee that each property has proper insurance coverage and that all payments are paid on time. If the need arises we will handle any claims in a quick and efficient manner with the insurance company.
- Pay all bills due in association with the property, including the mortgage, utility payments, maintenance, insurance, licenses & permits, etc.
- Print vendor and owner 1099’s associated with the property.
- Prepare a detailed budget annually.
- Monitor budget compliance and variances.
- Maintain proof of vendor insurance coverage and required W-9 information.
- Process all receivables and closely monitor delinquents. Handle any necessary eviction proceedings.
- Handle all tenant relations and communications.
- Ensure Lease compliance for all tenants.
- Planned preventative maintenance program to reduce future expenses.
- Visit all properties on a regular basis.
In addition to the above, Multi-Family Residential communities with a need for an on-site management team, will also benefit from the following services.
- Hiring and dismissal of site personnel and all aspects of payroll including, but not limited to, paying the employee, taxes, L & I, W-2s, employee insurance and periodic employee evaluations.
- Provide site personnel with a policy and procedure manual and ongoing training.
- Monthly safety meeting in accordance with OSHA regulations.
- Provide leasing training for on-site managers.
- Make sure all properties abide by Fair Housing Laws.
- Provide on-site managers with 24 hour support for both tenant and maintenance emergencies.
- Assist on-site managers in developing a marketing plan.
- Monitor on-site managers in following tenant screening criteria and procedures to protect property owner from tenant discrimination.
- Closely monitor delinquents, ensure site managers enforce the collection procedures.
- Review all security deposit settlements prepared by site managers and issue security deposit refunds.
- Audit on-site tenant files, petty cash, work orders, maintenance files, receipt books, vacant units etc. on a monthly basis.
- Provide basic tech support for on-site managers with regards to their computers, faxes, cell phones and other electronic equipment.
- Create calendars and schedules for property operations.
- Handle disgruntled tenants as needed.
- Support site personnel with preparation of tenant newsletters and correspondence as needed.
- Monitor on-site repairs, maintenance work and procedures.
